A series of deals have seen total its deployment in the IOS sector to in excess of £300m
ALMCOR is targeting further expansion of its Industrial Outdoor Storage (IOS) platform as a series of acquisitions within the last year took total deployment in the sector to in excess of £300m.
ALMCOR CEO Jonathan Whittingham has set out an ambitious growth strategy to build the European IOS portfolio north of £1.5bn across the UK and Europe within the next three years.
The JV announced in February the acquisition of Childerditch Industrial Estate from Brentwood Council in one of the largest ever IOS deals in the UK and Europe.
That followed other UK deals for IOS assets, spanning single-let, multi-let, and sale-and-leaseback properties, in Doncaster, Purfleet, and Bridgwater.
In addition, the JV’s first European purchase at Klundert in the Netherlands was the first step in expanding the platform across the continent.
Peter McCluskey, Head of Active Value at ALMCOR, said: “The last 12 months have seen significant progress in scaling the platform and signalled our first steps into European expansion. We continue to target well-located, value-add opportunities, particularly in the UK, Scandinavia, Iberia, the Netherlands, and Germany.
“We have a significant live pipeline across the UK and Europe and are seeing strong AM performance with our managed assets.
Alex Forsyth, Investment Director at ALMCOR, added: “Closing the acquisition of Childerditch Industrial Park marks a significant milestone for the platform, following a series of value-add acquisitions over the past year. We now have our sights firmly set on further expansion across key European geographies.”
IOS assets are typically of low building site cover with a core focus on location and occupier demand from tenants mostly associated with logistics and light industrial sectors. Target sites normally benefit from easy access to major road / rail networks, marine ports or airports, and often have close proximity to established industrial and logistics zones.
Examples of target assets include freight consolidation terminals, HGV parking, container yards, low site cover industrial / business parks, fleet storage and maintenance facilities, and bulk material storage.
ALMCOR aims to aggregate income producing assets with the potential to generate strong returns through active asset management and the creation of a specialist sector operating model.
